Architectural Controls

Architectural controls are established to preserve a harmonious design for our community, in which each unit is in conformity with the others concerning architectural style, building materials and color scheme, to protect the value of the property.

Replacement of outdoor lighting fixtures must be from an approved list by the Board of Directors.

Window and outer door replacement must be of the same style, color, material, and design as the original component.  Windows must be impact resistant and have passed cyclic wind pressure loading tests as required by the “Florida Building Code, Building” and TAS 201-94.

All replacement of windows and doors must be approved by the Association prior to work commencing.  The Association may ask for the manufacturer’s die drawings, schematics, test results or any other information they deem pertinent for approval.

In the event that a replacement window or door is not of an original design or the original design is not readily available, the Association may approve one that meets all the requirements on a case by case basis.

Tropicana Club’s Rules & Regulations regarding Architectural Control shall not be deemed to excuse any Owner from compliance with local building and construction codes, ordinances and/or regulations and all improvements constructed shall conform to the requirements of such laws, codes, ordinances and regulations, nor shall the Association's approval create any presumption that Owner's plans comply with applicable laws, codes, ordinances and regulations, nor that the work will serve its purpose as intended by Owner. The Owner is required and responsible for obtaining any and all approvals and permits required by such laws, codes, ordinances and regulations.

No painting, decorating or changing the appearance of any portion of the exterior of the buildings is permitted.
