No owner or lessee may occupy more than their two designated parking spaces. This includes guests of the owner or lessee.
All residents must register their vehicles with the Board of Directors and obtain a parking permit sticker. The sticker must be affixed on the lower corner of the driver’s side rear window and displayed at all times. Any vehicle not displaying an authorized parking permit identification sticker while parked on common property will be subject to towing at the owner’s expense, as posted, in accordance with Florida Statute 715.07.
No motor vehicle shall be parked on the condominium property except in such areas designated for parking. Vehicles must be parked completely within the designated parking space and may not encroach onto the adjacent roadway, landscaped areas, walkways, or parking spaces.
Vehicles without current license plates and/or registration are not to be parked or stored on Association property.
No vehicles belonging to a unit owner or to a member of his family or guest, tenant, or visitor shall be parked in such a manner as to impede or prevent ready access to another unit owner’s parking space or to the walkways to the buildings. Parking in front of the building is not permitted as this is a fire zone. Violators will be towed away at the owner’s expense.
Vehicles which are inoperable, or in a condition of disrepair, shall not remain on Association property. The Association reserves the right to remove such vehicles at the expense of the owner. All vehicles in need of repair, especially any type of leakage, should have the matter taken care of immediately as this is very damaging to the asphalt. No repairs or maintenance may be performed on the condominium property except for emergency repairs.
Trucks, trailers, motorcycles, recreational vehicles, motor homes, campers, disabled vehicles, vehicles with missing body parts, or commercial vehicles of whatever type, other than service vehicles temporarily present on business, shall not be parked on Association property. The term “commercial vehicle” as used herein means any vehicle that displays any signage, tools or equipment that is primarily designed to be used for commercial purposes, regardless of whether or not it is presently being used for commercial purposes.
Permitted vehicles are limited to passenger cars, passenger vans, SUVs, pickup trucks, and/or station wagons. Vehicles that exceed eighty inches (80”) in height or two hundred five inches (205”) in length are not permitted such as (but not limited to): Armadas, Escalades, Excursions, Expeditions, MKTs, Navigators, QX80s, Sequoias, and Suburban’s. Any other vehicles such as trailers, boats, U-Hauls, etc. are not permitted.
Motorcycles or motor bikes are only permitted for reasonable visits and are not allowed on sidewalks or in front of buildings or on walkways.
